WHo is SUTTON SYSTEMS?

Sutton Systems is a veteran-owned and operated real estate investment firm founded by Justin and Annika Sutton, specializing in Creative Finance—a strategy that allows us to buy, sell, and hold properties without traditional bank financing. Our real estate journey began in 2018 in Eastern NC, where we focused on flipping, wholesaling, and project management. Over the years, we’ve found our home in creative finance buy and holds but in addition to our portfolio acquisitions, we own a transactional lending firm that helps wholesalers and investors close their deals without hassle. We take pride in growing our investment firm into an operation handling over 100+ real estate transactions per year.

Why Creative Finance?

Creative finance allows us to acquire turnkey single-family homes in appreciating markets without the constraints of banks, credit checks, or debt-to-income limitations. Instead, we take over existing mortgages with fixed interest rates (typically between 2.5–4.5%) locked in for 25+ years or create new debt through owner-financing agreements with our clients.

This approach provides:

Our creative finance deals consistently generate 20%+ ROIs, with many exceeding 30%, but none of these opportunities exist without strong partnerships with our private money partners.

We offer two structured partnership models:

    Sutton Systems buys SFH with a MAX debt of 4% so that we can maximize our long term appreciation with positive monthly cash flow. Usually resulting in a 20%+ ROI for our investors year over year!!

  • Multi-family

    Multi Family and SFH Portfolios are a huge part of Sutton Systems creative finance portfolio. These properties allow SS to stabilize underperforming assets that leverage our low interest rate against long term appreciation/cash flow.
